If you do not have an existing relationship with a mortgage broker then you can speak to one of ours who will assess your needs and recommend a suitable mortgage products. Our advisors cover the whole of market and will often have access to deals that aren’t available to you directly.
Our consultants will organise viewings and provide the necessary due diligence to enable you to choose the right property that suits your investment criteria. They will also help you through and understand each step of the purchase process all the way through to completion.
Building your Property Portfolio
Over the years we have helped thousands of clients get off the fence and build their property portfolios. We realize the first time is the most daunting and we take extra time and care to ensure the first time you buy you fully understand the processes and have the confidence to move forward. Our Private Consultations take into consideration your own personal circumstances, your goals and objectives, we simply explain how to create wealth through investment property, simply.
When you have found a suitable property, your property investment consultant will issue the necessary paperwork so the property can be reserved in your own or company name. In all cases a small reservation deposit will be required which would form part of the purchase price. This is not an additional cost, it shows the developer that you are committed to purchasing the property. On the rare occasion the developer does not perform, or after stringent due diligence the development fails to meet requirements. (NHC) will find an alternative comparable investment property.
We will take care of as much of the process as you would like. Most clients prefer to take advantage of the discounted rates that have pre-negotiated exclusively for (NHC) clients. We will help you instruct your solicitor, ensure the mortgage application is progressing and provide help ensuring that a tenant is lined up so when you complete you are ahead of schedule.
You now own the property. We are always here to help with any issues that might arise in the future. We will secure a tenant, help you manage the property and build your Property Portfolio.
We are a Buyer’s Agent and negotiate discounts for our Private Clients. We work on a Buyers Fee basis of 2% +Vat. Our minimum Fees are £2,500 +Vat (£3,000inc). We save our Private Clients 15-20% from Developers marked prices outside of London and 5-10% in and around London, for example on a purchase of £100,000 the discount could be £20,000 – Our Fees = a saving of £17,000. We ensure our Private Clients are Legally and Financially prepared before entering any Property transactions.

Private Client Fees
We only work with pre-vetted Private Clients. We work with most National and Regional Developers who from time to time have properties that they need to sell at a discount to complete the site. We also work with developers at pre-launch where we negotiate Early Bird Discounts. We do need to move quickly as transactions need to be completed within 28 days. Developers like to know our Private Clients can perform, are well informed and legally and financially prepared. Fees on commencement – £495 + Vat
